Our Design Process :

1. Pre- Design Initial Consultations 

The pre-design phase is vital for project success, establishing clear goals and direction from the start.

We gather and analyze key site and project details, ensuring every step aligns with your specific design needs.

The result is a comprehensive architectural brief, acting as a strategic roadmap to capture your goals and vision for your dream home.

This phase also incorporates sustainability goals, like Home Star rating targets, addressing environmental factors early for eco-friendly design.

 

Architectural Fees  (excl. other consultants)

Architectural fee proposal will be submitted based on the design brief for approval before moving to the next stage.

 

2. Conceptual  Design Stage

 

Once you approve the fee proposal, we will conduct a site visit and discuss your project further. This includes reviewing survey data, zoning designations, setbacks, building regulations, key view shafts, and climate conditions to guide the design process.

After confirming site parameters, constraints, and opportunities, we’ll explore architectural solutions that match your brief and budget. This phase focuses on layout and massing options to shape your project's configuration.

 

Following require documents to be supplied by Client:

Copy of Certificate of Title (TCT)

  • Surveyor’s Plan (identifying any legal easements)
  • Existing Underground Services Information (water, power, phone, sewer, and stormwater)

3. Developed Design Stage 

 

During the Developed Design phase, we refine the approved Preliminary Design into coordinated documents detailing major building elements. This includes choosing materials, finishes, structural elements (e.g., roof and foundation), energy-efficient systems, external cladding, and roofing.

We collaborate with key consultants—structural and service engineers, geotechnical and truss design engineers, and other specialists—to ensure technical feasibility and system integration.

With preliminary consultant input complete, an external quantity surveyor prepares a construction cost estimate. The design is then “frozen,” enabling progression to the Detailed Design and Documentation phase.

4. Detailed Design & Construction Documentation

In this phase, we refine the Developed Design to create detailed drawings, schedules, and confirmed specifications.

This comprehensive stage ensures suppliers, builders, and tradespeople understand how the build components integrate. The construction documentation supports tendering, contractor negotiations, and guides construction.

The finalized drawings, schedules, and specifications also form the foundation for the Building Consent submission to the local district council.

5. Building Consent & Liaison with Local Authorities

In this phase, we prepare and submit the combined plans, details, and specifications needed for building consent approval.

We manage the entire building consent application, liaising with the local council on your behalf. Acting as the main contact, we address inquiries and provide required information (RFI’s) to secure council approval for your project.

After the building consent is issued, we review the council’s Addendum of Building Consent conditions and advise you. This includes outlining required inspections and Licensed Building Practitioner (LBP) documentation across trades like foundation, carpentry, roofing, external plastering, and more. Plumbing, Drainlaying, and Electrical have separate licenses.

 

6. Construction Monitoring & Site Observation

With the main contractor chosen, your project enters the construction phase. Detailed documents prepared earlier minimize delays and cost overruns.

We conduct regular site visits to ensure progress aligns with approved documents and quality standards.

Construction is critical, and we work closely with your builder to ensure success by interpreting documents, addressing site queries, and resolving challenges efficiently.

 

Compliance & Documentation Support

We assist the contractor in submitting required LBP and PS4 certificates for Code Compliance. Inspector notices and stage inspections are tracked for CCC prerequisites.

Finally, we lodge the Final Code Compliance application with the council, ensuring all regulatory requirements are met.

Other External consultants 

 

  • RESOURCE PLANNER- If the proposed development doesn't meet the District plan permitted Activity.
  • LAND SURVEYOR-  for the legal survey of the Lot/ section and indentify all under ground services requirements. 
  • URBAN  PLANNER- If the proposed development exceed the MDRS ( Medium Density Residential )  design guidelines. 
  • QUANTITY SURVEYOR- for initial cost estimation for guidance to confirm budget cost and constraint. 
  • STRUCTURAL ENGINEER- for foundation and wall bracing design .
  • GEOTECHNICAL ENGiNEER-  for soil bearing  investigation  that required for structural engineer to design the foundation .
  • ROOF TRUSSES DESIGN - For new houses trusses design and As -build  manufacturer design certification.
